Dubai Healthcare City Authority announces AED1.3 billion plan featuring the first LEED platinum office and a medical complex to enhance healthcare innovation and investment in the UAE.
DUBAI: Dubai Healthcare City Authority (DHCA) has unveiled an ambitious AED1.3 billion development plan for Phase 1 of Dubai Healthcare City (DHCC), aimed at boosting healthcare innovation, sustainability, and investment across the region. The announcement reinforces DHCC’s growing status as a regional and global hub for healthcare excellence and future-ready infrastructure.
The first phase of the plan features the launch of DHCC’s first LEED platinum-certified office building, a flagship green development designed by P&T Architects and Engineers Ltd. Spanning 13,000 square metres across three basement levels and nine floors, the building will house flexible office units and commercial spaces while meeting the highest global standards of sustainability.
Another centrepiece of the project is a purpose-built medical complex designed by Dubai’s Design and Architecture Bureau (DAR). Covering 5,800 square metres across five floors and two basement levels, the complex is set to offer adaptable surgical and outpatient spaces, labs, diagnostic centres, and medical offices. Its smart layouts, shell-and-core flexibility, and integrated parking ensure long-term adaptability to the evolving needs of healthcare providers and patients.
DHCA’s Chief Executive Officer, Issam Galadari, stated that the development plan is aligned with the Dubai Economic Agenda (D33) and the UAE Net Zero Strategy 2050. “By creating an ecosystem that attracts investment and fosters innovation, while prioritising sustainability and world-class design, we are shaping the future of healthcare infrastructure in Dubai,” he said.
The project also includes multi-storey parking facilities with EV charging stations and Salik-integrated smart parking. DHCA Chief Operating Officer Allae Almanini added that the infrastructure aims to build investor confidence and ensure DHCC remains the region’s premier healthcare investment destination.
Construction is set to begin in December 2025 with full completion targeted for November 2027.
