UBAI: Dubai land laws have been updated with the issuance of Law No. (6) of 2025, focusing on government land allocation. The new Dubai land laws aim to align land use with the Dubai 2040 Urban Master Plan while ensuring efficient distribution to public entities.

Dubai land laws now outline strict criteria for how land is allocated, placing Dubai Municipality at the center of oversight. The Municipality is responsible for reviewing requests, verifying actual needs, issuing site maps, and keeping land data aligned with the Land Department. In cases of non-compliance, the Municipality is empowered to reclaim land or demand removal of unauthorized constructions.

Meanwhile, the updated Dubai land laws require that requests from public entities be justified by urgent needs based on economic, social, security, or service factors. The law also considers land availability and the strategic importance of the proposed use.

Interestingly, Law No. (6) of 2025 gives the Chairman of The Executive Council the authority to issue decisions necessary for the law’s implementation. Additionally, any prior laws contradicting this new regulation are officially repealed, offering a clear legal framework.

In addition, the Dubai land laws strengthen the city’s commitment to sustainable urban development by making land allocation more structured and transparent. Public entities must now prepare thoroughly when requesting government land.

The law becomes effective 30 days after publication in the Official Gazette, marking a critical step towards smarter land management.
